1. How much building there is to insure
Property premium is driven mostly by the insured value: what it would cost to rebuild the building, not its market value. More square footage and higher construction costs mean a higher property premium. Underinsuring to save money backfires when a claim is paid out on a lower limit.
2. Construction and building class
Insurers rate fire-resistive concrete and steel buildings differently from brick buildings with wood joists, and those differently from frame buildings. Height, sprinklers, and whether the building is residential, co-op, condo or mixed-use all feed into the rate.
3. Age and updates
Roof, electrical, plumbing and heating updates matter. An old building with documented recent upgrades often gets better terms than its age suggests. Keep invoices and dates.
4. Number of units and liability exposure
General liability is usually priced per unit or by area. More apartments and more foot traffic mean more exposure. Commercial tenants such as restaurants, bars or gyms add more.
5. Loss history
Insurers usually look at the last five years of claims (loss runs). Frequent water damage claims are a common issue in NYC apartment buildings. Fixing the cause and showing what changed helps at renewal.
6. Violations and condition
HPD and DOB records are public, and underwriters check them. Open hazardous violations can limit which insurers will quote. Look up your building on HPD Online before you shop.
7. Location and flood zone
Location affects fire, crime and weather exposure. Flood is usually a separate policy, and buildings in FEMA high-risk zones may be required to carry it. Check your address on NYC's Flood Hazard Mapper.
8. Limits, deductibles and coverage choices
Higher deductibles lower premium, within what your lender allows. Umbrella limits, equipment breakdown, crime and D&O all add cost and all protect something real. We show you the trade-offs instead of hiding them.
9. The insurance market itself
Premiums also move with the market: reinsurance costs, insurers' recent losses and how many carriers want NYC habitational business. That is outside your control, which is why shopping with an independent broker matters. We work for you, not the carrier.

For NYC apartment buildings with 4 to 1000 units, the instant estimate uses your building's city records to show a property and liability range. It is an indication, not an offer of coverage.
Frequently asked questions
How much does apartment building insurance cost in NYC?
It depends on the building. The biggest factors are replacement value, construction, units, age, loss history and limits. For a fast range on a building with 4 to 1000 apartments, use the instant estimate on this site.
Will raising my deductible lower my premium?
Usually, yes. But check your lender's maximum deductible first, and make sure the building can actually afford the deductible after a loss.
Do violations really affect my insurance?
They can. Underwriters review public HPD and DOB records. Clearing open violations, especially hazardous ones, can open up more insurers and better prices.
