What underwriters look at in Bronx buildings
Building systems. Insurers ask when the roof, boiler, electrical and plumbing were last updated. Documented upgrades help an older building get better terms.
Violations and maintenance. HPD and DOB records are public, and underwriters check them. Open hazardous (Class C) violations can limit the insurers willing to quote. You can see your building's record on HPD Online.
Loss history. Insurers usually ask for the last five years of claims, called loss runs. Water damage and fires are the losses they look at most closely. See what drives NYC building insurance premiums.
Frequently asked questions
Do you insure HDFC co-ops in the Bronx?
Yes. HDFC co-ops are a specialty of ours. We know how their budgets, boards and regulatory agreements work, and we build coverage around them.
Will open violations stop me from getting insurance?
Not always, but they can limit the market and raise the price. Clearing open violations, especially hazardous ones, before you shop is one of the best things an owner can do.
Can you insure a building I just bought?
Yes. Coverage has to be in place at closing, and your lender will send a list of insurance requirements. Send us that list early so the binder is ready on time.
