- Property insurance for the building at replacement cost, plus loss of rents (business income) while it is repaired.
- General liability for injury and damage claims from tenants, visitors and the public. See property vs. general liability.
- Umbrella or excess liability for limits above the primary policy, often required by lenders and boards.
- Directors & officers (D&O) for co-op, condo and HDFC boards. See board D&O explained.
- Equipment breakdown for boilers, elevators and building systems, and crime / fidelity for building funds.
- Flood insurance where the building sits in or near a FEMA flood zone, since standard property policies generally exclude flood.

Frequently asked questions
Do you insure buildings in all five boroughs?
Yes. We insure apartment buildings, co-ops, condos, HDFC co-ops, mixed-use, commercial, vacant and construction projects in Manhattan, Brooklyn, Queens, the Bronx and Staten Island, and properties across the United States.
Can I get a price online?
For NYC apartment buildings with 4 to 1000 apartments, the instant estimate pulls your building from city records and shows a property and liability range in about a minute. It is an indication, not an offer of coverage. Commercial, vacant and construction projects are quoted by Jacob directly.
Are you an insurance company?
No. JM & ADA Associates is an independent, licensed New York insurance broker (license BR-1286652). We work for you, not the carrier, and compare insurers on your behalf.
What is the difference between building insurance and renters or homeowners insurance?
Building insurance is bought by the owner, the co-op, or the condo association and covers the structure and the owner's liability. Tenants and unit owners buy their own policies for their belongings and their own liability inside the unit.
